[Office Leasing] Bauer's dove: won't wait for inflation to fall to 2% before cutting rates

U.S. Federal Reserve Chairman Jay Bauer pointed out on Sunday that U.S. economic data in the second quarter gave policymakers more confidence that inflation would fall to the 2% target, and that the Fed would not wait until inflation touched 2% before cutting interest rates. Bloomberg reported that after Goldman Sachs said the time was ripe for a rate cut, the market increased bets on the Fed cutting rates three times this year.

U.S. Federal Reserve Chairman Jay Bauer pointed out on Sunday that U.S. economic data in the second quarter gave policymakers more confidence that inflation would fall to the 2% target, and that the Fed would not wait until inflation touched 2% before cutting interest rates. Bloomberg reported that after Goldman Sachs said the time was ripe for a rate cut, the market increased bets on the Fed cutting rates three times this year.

 

鮑爾在華盛頓經濟俱樂部受訪表示:「今年第一季我們沒有取得額外信心,但第二季的三個數據增添一些信心,通膨現在已下降,勞動市場確實降溫,我們關注這兩項任務,它們之間的平衡改善許多。」

 

美經濟不太可能硬著陸

他提到,Fed的政策具「長期且可變的滯後性」,亦即若等到通膨降至二%才降息,也許將等待太久,因為「現在進行的緊縮措施或是已實施的緊縮幅度,仍將具有驅動通膨降至二%以下的效應」。他也補充,美國經濟現在不太可能發生「硬著陸」。

 

在疫情期間,Fed將聯邦基準利率從○%至○.二五%區間持續調升,從去年七月迄今,Fed維持該利率在五.二五%至五.五%,該利率水準直接或間接影響包括房貸利率在內的整體經濟。鮑爾開玩笑說:「我不認識的人總說:『嗨,降息吧!』今早電梯裡有人就這麼對我說。」

 

彭博指出,美股近期的漲勢充分反映今年兩次降息、每次調降○.二五個百分點的押注,十五日市場押注三次降息的機率升高至六十%,普遍預測Fed九月首度降息。不過,高盛經濟學家認為Fed最快七月就會降息。

 

市場押注今年降息3次機率超過60%

六月較預期疲軟的就業與通膨數據已升高降息預期,高盛首席經濟學家哈哲斯(Jan Hatzius)為首的分析團隊報告說,近期經濟數據為七月降息提供合理性,市場押注Fed加快降息的機率升高。

 

上週五,十二月利率期貨顯示,年底基準利率為四.七一%,相當於降息兩個一碼(○.二五個百分點)加上一個半碼,十五日該利率一度低於四.六六%,亦即降息三碼的機率超過六十%。

第一太平戴維斯今(16)日公布最新統計指出,從2022年到2024年上半年,科技業與製造業購置大型商用不動產、及土地,交易金額達1,630億元;其中,約652億元投入到辦公室與工業廠辦,且逐年比重增加,由2022年的2成,到目前的4成,顯示科技與製造業的需求轉移。

 

第一太平戴維斯今天表示,桃園A10山鼻站高規格預售廠辦大樓將公開標售,標的距離機場捷運A10山鼻站600公尺,為地上6樓、地下1層之整棟廠辦大樓,包括廠辦空間4,214.66坪與坡道平面車位65個。

 

全案預計在2025年底完工,適合自用企業打造集團總部,開標日為8月28日。

 

第一太平戴維斯協理張峯樹表示,目前桃園工業土地普遍站上每坪2字頭,龜山與中壢工業區則突破4字頭,華亞工業區已達到6字頭,單價與新北市的土城工業區不相上下,隨著工業土地價格上升,在成本與生產使用型態的考量下,桃園立體化廠辦交易與需求將更趨明顯。

 

本次公開標售的桃園A10山鼻站高規格預售廠辦大樓,位於機場捷運A10站周邊,鄰近遠雄自由貿易港區以及陸續交地的桃園航空城優先產專區,具備海、空運輸優勢,建物標準層樓高4.85米,載重800公斤至1噸,並規劃卸貨碼頭與3噸重貨梯,適合欲將生產與辦公空間結合,打造集團總部的自用型買方。

 

第一太平戴維斯指出,中美科技戰帶動強勁的科技業與製造業回台設廠熱潮,隨著第一階段產線擴張逐步到位,企業辦公與研發空間升級需求將接續而來。

 

根據第一太平戴維斯統計,自2022年到今年上半年,科技業與製造業在購置大型商用不動產跟土地,交易金額達1,630億元,其中約652億元投入到辦公室與工業廠辦之中,且逐年比重增加,由2022年的2成,到目前的4成,明顯觀察到科技與製造業的需求轉移。

 

過往北台灣辦公室與工業廠辦交易主要集中在雙北市區,隨著高鐵與機場捷運等路網逐漸成熟,縮短與其他都會區的空間距離,桃園眾多的產業群聚與航空城等建設利多,促使企業在桃園購置或自建總部的意願增加,包括PCB龍頭臻鼎-KY預計在桃園青埔高鐵站前投入50億元,興建1.4萬坪的新綠能智慧建築總部大樓,估計2028年完工。

 

近期動工的山榮資產「南美智慧園區」,占地1.6萬坪,第一期將興建2棟智慧廠辦,一棟將為瑞健醫療集團客製化打造醫療科技智慧廠辦,另一棟將鎖定醫療、AI等高科技企業。

3. 出脫西華富邦2戶 地主3億入袋

台北摩天豪宅再現交易!最新實價登錄顯示,大直水岸指標豪宅「西華富邦」6月兩戶高樓層交易,兩位不同自然人分別以總價約3.67億元各買一戶,平均每坪單價244萬~245萬元,也讓持有九年的地主西華劉家7.3億元入袋。

 

今年迄今,台北市包括「西華富邦」、「琢白」、「One Park Taipei元利信義聯勤」、「天鑄」等摩天豪宅都出現交易,多數單價均站上每坪200萬元,合計九件,其中以「西華富邦」成交五件最多,單價最高為「One Park Taipei元利信義聯勤」20樓戶的每坪266萬元。

 

「西華富邦」由西華飯店董事長劉文治的宜華國際和富邦建設共同投資興建,此次兩戶原登記在劉姓自然人名下,據推估是劉文治家族所有。

 

對於同樓層含裝潢戶在2021年時以每坪233萬元成交,這次交易單價較三年前高出5.2%。

 

台灣房屋集團趨勢中心執行長張旭嵐表示,「西華富邦」屋齡已屆九年,迄今有約200件交易記錄,是近年總交易金額最高的豪宅社區,戶數多且樓層高,高低樓層的價差極大,成交單價介於每坪137萬~292萬元間。高樓豪宅具景觀獨特性,高樓層或頂樓戶,多半會由地主優先保留持有,等待合適的有緣豪客,成交價格也常是同社區的相對高價。

 

台北市超高樓摩天豪宅高低樓層價差大,選擇高樓層者多半看上景觀好、隱密性好、居高臨下的氣勢;選擇低樓層戶者,能以較低門檻取得豪宅門票,同享優質公設和服務,也是許多企業規劃豪宅招待所時的購買考量。

 

第一建經研究中心副理張菱育指出,豪宅市場在去年7月平均地權條例修正案上路後,交易量一度下滑;不過今年起,台股屢創新高,房地產市場也雨露均霑,興起一波價量皆揚的趨勢,高端豪宅客也較願意大手筆進場。

4. 林口三井OUTLET 二館11月開幕

三井不動產集團今年底原預計開出南港LaLaport、林口OUTLET二館,由於南港LaLaport使照遲未下來,林口OUTLET二館則相對順利,三井不動產宣布將於11月14日開幕,至於南港LaLaport仍朝目標年底前開幕推進。

 

2016年1月開幕的MITSUI OUTLET PARK林口,為三井不動產進入台灣市場首座大型事業開發案,開幕至今業績維持逐年成長,目前年營業額近70億元。鄰近的二館工程已屆完工,台灣三井不動產18日宣布預定11月14日開幕,將增加約100家專櫃,加上原一館約200家專櫃,總計有約300家專櫃廠商進駐,全年營業額有望突破百億元。

 

三井不動產指出,近年林口地區的快速發展與移住人口不斷成長,加上未來鄰近預計進駐的媒體集團內大量員工的需求,使得二館除擴增更多OUTLET品牌、強化餐飲之外,更將導入滿足在地居民日常生活所需的生活大店,像是MUJI就準備開出600坪大店,而UNIQLO則從一館移至二館擴大營運。此外,還有GU、HOLA、阿卡將等大店,大創亦將集合旗下DAISO、THREEPPY、Standard Products等三品牌開出新北首家旗艦店。

 

三井不動產表示,未來將透過空橋連通的二館則延續OUTLET精神,包括首次來到台灣展店的「MARKEY′S」童裝,首次於台灣OUTLET展店的「NANO universe」日本選物店,滑板品牌「HUF」也是第一次進駐OUTLET展店。

5. 亞昕9億元買台中5千坪土地 今年以來豪砸96億元狂買地

建商買地又一樁。亞昕(5213)17日公告, 代子公司展騰開發取得台中市豐原區豐圳段296地號等20筆土地、155建號等22筆建物,總金額約16.92億元,土地面積共約5,483.8坪,交易人為自然人。

 

亞昕指出,該塊地位在豐原市區的榮春街上,鄰接的中山路是重要幹道之一,可通往國道1、4號跟潭子地區,此地目前為工業用地,未來不排除會申請土地變更,目前具體規劃未定,但未來推案產品可能還是會以首購、換屋需求為主。

 

亞昕在業界中有「林口王」的稱號,除了林口每年穩定推案外,近年布局也朝向台中為主,值得一提的是,亞昕看好房地產後況,今年以來積極購入土地,包含此次交易,截至今年7月17日止,購地金額已達約96億元以上。

 

其餘購地交易包括以13億元買下台中南屯區大進段地號860等7塊土地、8.49億元買下台中市北屯區洲際段千坪土地,22.8億元購入新竹東門段約700坪地、35億元購入林口力行段約2,000坪地等。

 

另,亞昕除了購地,亦瞄準都更改建領域,今年5月也簽下新北市新莊區海山頭段三角子小段等9筆合建案,投入金額為8.77億元。

The total transaction price of Taichung Supermarket hit a new high in Xitun District this year! According to the latest real price information, the Fung Hong Supermarket Qing Hai Store in Phase 12 of Taichung City's Xitun District rezoning area was purchased by a natural person buyer for a total of NT$590 million in April this year as the new landlord without a loan!

 

The supermarket is about 390 ping and 457.7 ping, which is the highest real estate transaction with the highest total price in Xitun District this year, and the buyer has the background of a builder, which is known to be Dexin Construction.

 

Liao Hong-yuan, the manager of the Taiwan Housing Institute's Taichung Qinghai store, said that the transaction is located in the corner of Fuke Second Road and Qinghai Road, with good location conditions and square land type, and there is also the possibility of continuous integration of the surrounding neighboring land, which makes it quite flexible for development, and the land-use zoning of the transaction is Residential 2, with a maximum plot ratio of up to 220%, which is more valuable to builders for planning building products, and is therefore attractive to developers.
