今年商辦市場在第1季繳交出亮眼的成績單,儼然處於悶燒中,據仲量聯行今(8)日統計,國內經濟持續復甦,景氣燈號自開春連兩綠,帶動商用不動產交易額回溫。第1季商用不動產買賣交易額達360億元,比去年同期激增181%。其中自用比例佔43%,約達154億元。
 
仲量聯行董事總經理侯文信指出,第1季由於央行升息政策進一步提高壽險業不動產最低投資收益率達2.97%,預期將使壽險公司不動產投資決策更加謹慎。
 
依據仲量聯行的觀察,2024年自用型買方將繼續為市場主要需求來源,尤其正向看待今年商辦買賣市場 。
 
侯文信表示,以產品別分析,第一季辦公類型產品交易額表現優異,除自用剛性需求強勁外,商辦及廠辦總交易額更受大型交易影響,佔第一季總交易金額的七成。單以商辦產品買賣便佔第一季總交易額五成,而璞永建設等購入「芙蓉大樓」一案,更使辦公室交易額由去年同期 之14億上升至178億,同期市場交易額占比上升39%。
 
本季買家組成分析,開發商占比43.1%,交易額達到155億。
 
開發商取得用地方式改變,帶租約之建物亦成為置入標的,錨定未來可都更及再開發價值,如璞園聯盟購入「芙蓉大樓」、國盟開發購入基隆安樂區物流倉儲、誠邑築建設購入「德成大樓」及郡都入手「中正飯店」。
 
第二大買家類別為科技業,受AI、車用電源等科技需求影響,促使科技大廠如台達電、耀華等積極購置廠辦、廠房,科技業交易額來到95億,占整體交易額之26.4%。
 
土地市場方面,本季累計交易額達493億,季增率達39%。市場自去年第一季起逐季回溫,與基期較低之去年同期相比,增幅達163%。
 
就土地交易市場買方分析,以開發商買家最積極購入土地存貨,佔市場交易總額之58%,達285億。究其原因,主要為去年第四季住宅市場回溫,進一步帶動建商購買土地增加庫存。開發商購地轉趨積極的現象也可從交易案土地分區分析,住宅用地以212億居冠,工業用地則以161億次之,交易額較去年同期增幅約126%。本季住宅用地較去年同期交易額大幅上升194%。
 
其餘產業買家以自用型工業土地為主,交易額達69億,推動工業用地交易額整體上升,市場交易占比則因住宅用地強勢,微幅下降五個百分點至33%。
 
而在土地交易地區,交易額超過百億之地區為新北及台中。以117億拔得頭籌之新北土地交易額分布大致符合總體交易額走向,住宅用地為大宗,超過五成,工業用地則以34%次之。台中則以市政府土地標售之住宅、商業土地為主,合計之103億交易額居次。
 
侯文信表示,綜觀市場雖然目前通膨疑慮尚存,然台灣市場資金充裕,使第一季交易狀況熱絡,預期未來投資市場表現正面。另除民間私部門交易外,政府聯開案及公辦都更亦將續熱。近幾年投資人對高鐵土地開發、捷運聯開案件等TOD軌道經濟開發商機深具信心,日前左營高鐵科技之心更完成招商,吸引民投資將近188億元,使高鐵沿線車站近五年累積民間投資金額已逾千億元。仲量聯行持續與各地方政府交通建設合作,積極推動土地開發案件,為2024年台灣不動產市場開啟明亮新局。

未來台北市頂級辦公室雙核心將落在台北車站、南港站等東、西兩大門戶。根據商仲業者統計,2030年時,南港為主的東區門戶預計辦公室總量體將達到49.9萬坪,而以台北車站為主的西區門戶則可達23.7萬坪,兩大門戶合計提供73.6萬坪辦公空間。
 
仲量聯行董事總經理侯文信指出,日本是全球TOD(大眾運輸導向型發展:Transit-oriented development)開發相當成熟的國家,以東京辦公商圈交通樞紐丸之內、品川為例,兩站透過捷運連通、車程在20分鐘內,若要連結成田機場,車程約40至50分鐘。
 
而台北車站、南港站是台北市少數具有高鐵停靠的站點,兩站的車程以及至桃園機場的車程,其實與丸之內、品川的現況雷同,尤其南港站附近還有許多大型開發案,像是潤泰南港大樓、南港之心、台壽C3、以及昆陽站附近的國泰南港調車場及富邦大南港等。
 
而台北車站所在地的西區門戶計畫,區位條件及空間規劃和丸之內有著高度相似。兩地皆緊鄰傳統政經文化中心,在站前廣場、大面積綠地、歷史建物活化、建築立面保留重新開發、商辦廊帶皆平行鐵道橫向發展等特色。
 
除硬體上的相似,未來西區門戶計畫金融及行政重鎮集結,北門郵局證券金融大樓的證交所、櫃買中心,期交所、集保結算所,以及冠德行二行三公辦都更的國家及行政園區,預計將進一步帶動西區門戶計畫金融業的入駐。
 
侯文信表示,傳統車站商圈在永續議題TOD開發模式主導下,舊城復興將成為城市發展核心;而台北西區除傳統政經中心外更有國門交通樞紐加持,未來大範圍都市更新後及相關金融機關進駐後,對跨國企業金融集團選址更具吸引力。
